Step 1: Pre-marketing property inspections and recommendations to maximize income potential. If needed, project coordination of upgrades is complimentary.
Step 2: Marketing of the property through the Multiple Listing Service and selected third party sites.
Step 3: A screening process like no other created by Sam to ensure time is not wasted.
Step 4: Individual in-person showings to highly qualified interested tenants. Even with the most qualified candidates, we must proceed with caution and pay close attention to any red flags that sneak out during the showing.
Step 5: A Thorough background check that includes income, credit, prior evictions, and landlord references. Although a high credit score is attractive, it’s usually not the main factor in the screening process. Some of my best tenants did not have the best score but with other compensating factors, they were chosen.
Step 6: Getting the job done over and over again so you don’t have to!
Leases, required disclosures, yearly contract extensions, routine property inspections, repairs’ coordination and payments, rent collection (via online tenant payment portal), ACH rent direct deposit to Landlords, and final tenant move out inspections. All included with our services!

Sam Medina is great to work with. He managed my property for many years and recently it was put on the market. He was a tremendous negotiator who was able to close the sale with a price that I thought was not possible. (On the high end). Since we are out of town landlords, it was best to hire a prop/manager at Village Properties & Associates to rent out our house. There was a quick response from Sam and information was initially provided per email.

Jessica and Sam are top notch! They have been so helpful with both sides of our family getting things prepped and ready to rent and then taking over the position as Property Managers. They are friendly, helpful and have been a great part of the Village.
